Build on your land

Own land? We’ll build on it.

Across Lowndes, Brooks, Berrien and Lanier counties. We walk your lot, price the site work honestly, and design a home that fits it, before you commit to building.

How it works

From raw land to a real number.

01

Send us your lot

The address or parcel number is enough to start.

02

We walk it with you

On site or by video, and we price the site work honestly.

03

Preconstruction

A floor plan fitted to your lot, your selections, and a full line-item budget, in about 4 to 6 weeks.

What we check

Hidden land costs show up here, not halfway through the build.

Before anything is designed, we look at the things that change what a lot really costs to build on.

Survey and boundaries
Where your lines are, and any easements.
Zoning, setbacks and HOA rules
What the lot allows you to build, and where.
Flood zone and drainage
How water moves across the lot, and what that means for the slab.
Soil and septic
Whether the soil supports a septic system, and where it can go.
Water
City water, or a well and what it will take to get one.
Power and utilities
How far the lines are from where the house will sit.
Driveway, culvert and access
How you get in, and what the county requires at the road.
Clearing and slope
Trees to remove, fill to bring in, and grading.

Site costs

What building on your own land can add.

Every lot is different. Yours is priced exactly, line by line, during preconstruction, so you see the full number before you sign to build.

Major remodels

Love where you live, not how it looks?

We take on a limited number of whole-home renovations and major additions each year. We don't take on single-room remodels or repair work.

Whole-home renovations

Kitchens, baths, layouts and finishes, done to the same written standards as our new homes.

Additions

More space that looks like it was always there, tied in properly to your existing structure.

The same process

Preconstruction and a line-item budget first, daily walkthrough updates and pictures, and a written update every Friday.
